LIGHTHOUSE VACATION RENTALS
PAYMENTS
We accept Visa and MasterCard credit cards for making payments. I’m sorry but we DO NOT accept payments by mail. Your Security Deposit is due when making your reservation. Your Full Rental Payment is due prior to check-in.
SECURITY DEPOSIT
Your security deposit will be held pending determination that upon departure you have left the unit and contents in the same condition they were upon arrival, and there are no outstanding charges i.e. extraordinary cleaning services, repairs, etc. that are not considered normal wear and tear, at which time it will be returned to you, less any charges. Full rental payment and this agreement must be received prior to check-in. If determined that smoking was done inside the unit, your entire security deposit will be forfeited.
CANCELLATION & REFUNDS
The policy is as follows: 30 days or less – forfeiture of entire security deposit. Over 30 days – Security Deposit and Rental Payment will be refunded less a 5% processing fee.
CHECK-IN/OUT
Check-in time is after 3:00 PM on your arrival date. Check-out time is 12:00 PM on your departure date. Any exceptions must have prior approval from the manager. You are required to call the manager and make arrangements to pick up the KEYS before your arrival.
ARRIVALS
The property is cleaned, sanitized, and inspected prior to your arrival. Fresh linens and towels are provided and paper items re-stocked. Some conditions such as dust, insects, rodents and equipment failure is beyond our control. We will do our best to meet your needs and satisfy these conditions within our control in a timely manner. Please notify the Owner or Manager immediately if these conditions are not satisfactory. Unsatisfactory conditions are not reason for termination of this agreement or refund of your security deposit or rent.
DEPARTURES
The property must be vacated by 12:00 PM on the date indicated in order to make the unit available for future guests. Unless otherwise extended with agreement from the manager, the owner shall have the right to take immediate possession of the unit at check-out time. Please leave the keys where designated and lock the unit upon leaving.
RULES & REGULATIONS
In order to preserve the integrity of this rental property, we ask that it be occupied in a quiet and dignified manner, protecting the premises and its contents against damage, loss or theft with adherence to laws of the Sate of California and the rules and regulations of the Wofford Heights Community.
It’s property owners all inclusive will not be liable for any claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the premises relating to the rental of this property. Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit in violation of rules and regulations and rental agreement policies.
- No Smoking inside the unit is permitted.
- No Exceeding the Occupancy stated on your reservation.
- No Illegal Activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
- No Causing Damage to the premises rented or to any neighboring properties.
- No Unauthorized access or tampering of any locked storage facilities located on premises.
- No Noise or acts which interfere with neighbors’ right to quiet enjoyment of their property.
- No Littering. Keep trash in covered containers so that they do not blow away or attract rodents. If containers are full and need to be emptied please contact the manager.
- No Trespassing on other properties. Avoid trespassing by not going close to neighboring properties.
- No Campfires permitted.
- No Hunting or shooting of firearms permitted.
KEYS
Replacement cost: $25 each
PETS
Pets are allowed inside the unit, however, a Pet Security Deposit is required.
CLEANING
The property will be inspected, sanitized and cleaned after your departure. The rental fee you have paid will provide for two hours of normal cleaning so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the unit is generally pickedup and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit.
MAINTENANCE
Every effort is made to keep the property and its equipment in good working order. Please notify the manager immediately of any difficulty you incur during your stay so repairs can be made. There will be no refunds given for inoperable appliances or faulty equipment, unfavorable weather, early departure, interruption of utilities, construction in the area or maintenance problems. False or unwanted maintenance repairs called for by tenant will be billed to tenant. We reserve the right to enter premises during tenancy to inspect, make repairs, etc. We strive to make repairs within 24 hours. Occasionally circumstances require a longer repair time. Please be patient.
PESTS
Guest understand that Lake Isabella is a wilderness area and insects, rodents, lizards, and wild animals unfortunately cohabit and you will undoubtedly encounter these pests during your stay. The owner makes every effort to minimize your interaction with these pests. If you come into contact with these pests in or outside to this rental property it is not reason for termination of this agreement or refund of your security deposit or rent.
ADDITIONAL TERMS AND CONDITIONS
The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
